Insulating Steel in Coastal Humidity
Metal building and garage insulation solves two problems at once around Savannah: heat and condensation. Bare steel panels get hot in the sun and radiate that heat inside, and on cool nights or in a conditioned space the same panels drop below the dew point of the humid air, which here averages close to 70°F in summer. Water then forms on the underside and drips onto tools, vehicles, boats and stored goods. Rust and mildew follow.
Closed-cell foam on steel
Closed-cell spray foam sprayed directly onto the inside of the panels bonds to the metal, seals the seams and lap joints, and keeps warm, moist air from ever touching the cold steel. At roughly R-5 to R-7 per inch, an inch or two makes a big difference in a shop or garage. It also stiffens thin panels and quiets rain noise. Open-cell foam is not used on steel because it lets moisture through to the metal.
Attached garages
In many newer homes across Pooler, Richmond Hill and Effingham County, a bonus room sits over the garage. The garage ceiling, the walls shared with the house and the garage door are where the heat comes in. Foam or dense insulation in those spots helps the room above as much as the garage.
Detached shops and buildings
We insulate steel and wood-frame shops, carports that have been closed in, boat and equipment storage and small commercial buildings. If you plan to air condition the space, insulation should go in first so the system can be sized smaller.
Fire protection
Most spray foam must be covered with a thermal or ignition barrier in occupied spaces and many storage areas. Depending on how the building is used, that can be drywall, a coating or another approved covering. We spell out on the quote what the foam maker and code require and include a coating option where it applies.
Ventilation and doors
Roll-up doors, ridge vents and gable vents leak a lot of air. We seal around frames and flag doors that need weatherstripping, and discuss whether existing vents should stay open. Get a free estimate

How It Works
1. Measure
Wall and roof area, panel type, doors, vents and how the space is used.
2. Quote
Foam thickness, R-value, coating and price in writing.
3. Prep
Contents moved or covered, panels cleaned of oil and rust where needed.
4. Spray
Closed-cell foam applied in lifts, then coated if required.
5. Walk-through
Thickness checked and the space cleaned up.

Metal Building & Garage Insulation Questions
How do I stop my metal building from sweating?
Keep humid air off the cold steel. Closed-cell foam sprayed on the panels does that and insulates at the same time.
Does spray foam in a garage need to be covered?
Usually it needs a thermal or ignition barrier depending on how the space is used. We include what the foam maker and code call for in the quote.
Can you insulate the garage under my bonus room?
Yes. Foam on the garage ceiling under the room, plus sealing the shared walls, often fixes a hot bonus room.
What about my roll-up garage door?
Doors leak air at the edges. We seal the frame and note if the door needs new weatherstripping or an insulated panel kit.
